About this organization

We are a forty-five unit limited equity housing cooperative in the two block demonstration Los Angeles Eco-Village neighborhood which is at the intersection of East Hollywood, Historic Filipino Town, Koreatown, Little Bangledesh, and Wilshire Center. We are an intentional cohousing community which self-governs using a consensus decision making process. Our nonprofit 501c3 corporation is led by our board of directors which is advised by our management committee and resident superintendent.

We are currently seeking an experienced Resident Housing Superintendent to join our Management Team.

About this job

The Resident Housing Superintendent is responsible for the basic upkeep of 2 adjacent properties that house 45 residential units. This is an hourly part-time position of up to 30 hours per week and will coordinate with the management committee, the board of directors, building staff and contractors, to carry out the following areas of work:

Repairs and Maintenance

Collecting Rent and Paying Bills

Vacancy Turnover and Inspections

Meetings, Coordination, and Reporting

The Housing Superintendent will be supported by a Board Liaison and a Management Liaison to facilitate smooth communication.

Roles & responsibilities

Repairs and Maintenance - R&M (50%)

Schedules, tracks progress, and maintains an updated list of all R&M work and capital improvement projects.

Triages R&M needs/urgency and addresses issues in a timely manner while adhering to budget guidelines.

Responds to R&M emergencies and performs minor R&M tasks in accordance with our management plan.

Performs daily walk through of both properties to identify needs and hazards.

Addresses code and safety violations.

Ensures satisfactory completion of interior improvements in collaboration with relevant individuals & committees (e.g. Management)

Negotiates with and obtains work estimates from independent contractors and ensures satisfactory completion of work by Repairs & Maintenance contractor(s), cleaning contractor, and other vendors and contractors (e.g. plumbers, electricians, general contractors, arborist, pest control, laundry, etc)

Schedules coverage for days off with the management committee, including emails to the community when office hours or coverage changes

Maintains positive relations and regular clear communications with residents

Groundskeeping (25%)

Does minor landscaping including but not limited to common area weed management, pruning shrubs and lower tree branches, watering, managing rain tanks, organizing and assisting in greywater maintenance, organizing mulch delivery and distribution.

Ensures satisfactory completion of exterior improvements in collaboration with relevant individuals & committees (e.g. Garden Committee)

Collecting Rent and Paying Bills (10%)

Receives, records, & deposits rents and assessments

Works directly with residents and the management committee to make arrangements for rent arrears payments

Pays bills related to regular operations including utilities, vendors, contractors, reimbursements, etc.

Meetings, Coordination and Administrative Tasks (10%)

Meets regularly with the management committee (at least monthly)

Provides Management Committee with monthly reports prior to monthly USTU Board meeting including: Rent and vacancy updates, repairs and Maintenance updates, and monthly expenses.

Attends occasional community or board meetings as needed.

Submits staff work hours to the Payroll Coordinator.

Vacancy Turnover and Inspections (5%)

Oversees resident Move-in/Move-out, including credit checks and references

Facilitates signing of Lease Agreement(s) and collection of security deposits

Documents the condition of all units prior to move-in and after move-out, including before and after photographs

Assesses any damage to determine the disposition of the security deposit

Manages the timely securing, cleaning, & necessary rehab of vacated units for occupancy by new residents

Inspects units on a regular basis and arranges for follow-up maintenance work

Qualifications

Proven proficiency in areas of property oversight and operations

Strong financial, organizational, analytical, and decision-making skills

Basic internet literacy, word processing, spreadsheet and accounting software skills -- specifically with Google Suite, Quickbooks Online, Notion

Excellent communication, management, and people skills. Able to work collaboratively with the USTU community and Management Committee

Ability to maneuver throughout the building, including stairs, and ability to work on a ladder

Basic handyperson skills

Basic plant care skills

Additional Useful Qualifications:

Familiarity with cooperative model & self governance

Experience working with old buildings

Familiarity with greywater systems

Bilingual in English/Spanish

Salary

$32,500 plus apt. and benefits
